Market Analysis

The first step in listing a home is to prepare a CMA for our clients. A CMA (Comparable Market Analysis) is the foundation for determining fair market value. My team does a thorough analysis of the market and I present our findings as part of the process. When selling your home appearance and pricing are key factors and we are committed to providing you with the most effective ways to make your house look its best. We understand the impact of first impressions and will provide you with a complete list of items that need your attention to prepare your home, and then put the finishing touches together as we stage your home. You will be provided with a comprehensive marketing schedule outlining crucial dates. Our marketing support materials go beyond the conventional and include a photo gallery (pictures of the house, gardens and surrounding neighborhoods), extensive internet exposure, “hosted” open houses, and of course print advertising. Communication is crucial and we make sure we keep you informed with a weekly e-mail report detailing the previous week’s showings and market activity. Our goal is to attract and target the most interested buyers in order to obtain the highest return in the least amount of time.

Staging

My team is dedicated to making your home present itself perfectly from day one until your home sells. We pride ourselves on appropriately staging your home to maximize the property’s value. This is accomplished by using your own furnishings and if needed some of ours. Additionally, we can recommend professional stagers for your use if the house is vacant. Attention to staging details is a critical step in preparing your home for sale.

My marketing plan is active, highly coordinated and focused in order to maximize the likelihood of a sales. I typically include the following:

  • We begin by preparing a complete marketing plan detailing dates and times for different marketing pieces
  • Your property will be featured on www.dukewarner.com,  www.relocateBendOregon.com, Trulia, Postlets and additional internet sites
  • We prepare a complete house presentation for your home with packets of pictures, disclosures, and all pertinent data for prospective buyers.
  • Professional photographers will shoot pictures for your flyers and tours which are e-mailed to clients and agents. We hold “hosted” open houses and advertise in several newspapers and magazines.
  • Lastly, we prepare high gloss colored mailers to be sent to a targeted audience.
